It is a roughly 2,000-acre master-planned development in Dumfries, Virginia, built on a bluff above the Potomac River, and it brings together new construction from multiple builders with an on-site golf course, recreation complexes, and a planned Virginia Railway Express station. I have walked Potomac Shores with buyers more times than I can count, and the two things that keep coming up are the sense of space and the commute story. The community sits about 30 miles south of Washington, DC, between Woodbridge and Stafford along the I-95 corridor, which puts it in the path of many Northern Virginia commuters. Below I lay out the full picture, from the builders building there right now to the schools, shopping, healthcare, and recreation that surround it.

What Is Potomac Shores?

Potomac Shores is a mixed-use, master-planned community in Dumfries, VA 22026, developed by SunCal. At full buildout it is planned to hold roughly 3,800 to 3,900 homes, with several thousand already built or under construction as of 2026. Because it is a master plan, a single Potomac Shores address can cover very different homes: single-family houses on larger lots, townhomes with rooftop terraces, and condominiums, all within the same community.

The identity of the community is built around the Potomac River and the land around it. Potomac Shores Golf Club, the only public Jack Nicklaus Signature golf course in the Washington metro area, sits at the heart of the development. Around it are miles of paved trails, a large recreation complex, and a canoe club with river access. The community is also planned around a Town Center, with commercial space for retail, dining, a hotel, and offices that is being built out over time.

Because Potomac Shores is a multi-builder master plan, different neighborhoods within the community are built by different companies, and that means the style, standard features, and price points vary from section to section. Stanley Martin Homes

Single-family homes in Woods Overlook, townhomes with rooftop terraces in Riverbluff Heights, and condos. Stanley Martin is known in the region for energy efficiency and transparent, bundled pricing, and it has built extensively within the master plan.

Ryan Homes

Single-family homes within the master plan. As one of the most active builders in the region, Ryan adds a value-driven, high-volume option for buyers who want a proven floor plan at a competitive price.

Drees Homes

A semi-custom national builder also active in the master plan, known for flexible floor plans and a broad price range. Drees gives buyers in Potomac Shores a third way to build, with more room for personalization.

Town Center Condos

The master plan includes on-site public elementary and middle schools, with Covington-Harper Elementary School roughly a mile from the community, Potomac Middle School, and Potomac High School serving the area. School zones are assigned by address, so the specific feeder pattern for your homesite matters, and I always recommend confirming the exact zone for the lot you are considering and visiting the campus yourself.

Shopping & Dining

The community has a planned on-site Town Center with retail, restaurants, and a river walk that is being built out over time, with commercial construction underway. For day-to-day needs and bigger shopping trips, the Woodbridge area is close. Potomac Mills, one of the largest outlet malls in the country, is nearby in Woodbridge, and Stonebridge at Potomac Town Center offers a mix of shops and dining in a walkable setting. Along the way you will find national chain restaurants and local favorites scattered through the Woodbridge and Dumfries area.

Healthcare

The nearest full hospital is Sentara Northern Virginia Medical Center on Opitz Boulevard in Woodbridge, roughly five miles from the community, which handles emergency and inpatient care. Sentara also operates family medicine and therapy offices in the Dumfries and Woodbridge area, so everyday care is convenient even closer to home. For most residents, routine visits and specialist care across the Woodbridge and Manassas area cover a wide range of needs.

Recreation is where Potomac Shores really stands out. Potomac Shores Golf Club is the only public Jack Nicklaus Signature 18-hole course in the DC area, and it anchors the community. The on-site Shores Club and the Ali Krieger Sports Complex, named for the area's famous professional soccer player, round out a very active outdoor scene that families use year round.

Commuter Access

The commute story is central to Potomac Shores. A Potomac Shores VRE station on the Fredericksburg Line is planned on site, with construction projected to break ground in 2026 and open mid-to-late 2027, giving residents a direct rail connection toward Washington, DC. Until it opens, the nearest VRE stops are at Woodbridge and Rippon. By car, the community is about 30 miles from DC, and the Potomac Shores Parkway extension under construction will give direct access to I-95 and Route 1. For a hybrid or in-office schedule, that combination of planned rail and highway access is a major part of the appeal.

HOA and Living Costs

Like most master-planned communities, Potomac Shores has a homeowners association that maintains the shared amenities, common areas, trails, and community standards. The monthly HOA in Potomac Shores has generally run in the range of roughly $180 to $200, and the exact amount depends on the neighborhood and lot. As with any HOA, I encourage buyers to get the current fee and governing documents for the specific section they are buying in, because the total cost of ownership includes that fee on top of the mortgage and taxes.

  • → Confirm the school zone for the specific homesite you prefer, not just the general community.

Buying new construction in a multi-builder master plan is a little different from buying in a single-builder neighborhood, because the comparison happens across builders as much as across homes. Here is what I tell every buyer who heads into Potomac Shores.

A master plan in the middle of buildout means construction noise and activity for a while, but it also means the amenities are being delivered and your home is part of a community that is still growing.

Master-planned communities carry ongoing HOA fees and occasionally special assessments for amenities. Get the current fee and the governing documents for your specific neighborhood.

Weigh the commute and rail timeline.
