A modern craftsman-style new construction home in a peaceful Virginia Lennar community on a warm late summer evening

If you have been shopping new construction anywhere along the Fredericksburg-to-Northern Virginia corridor, Lennar has almost certainly crossed your radar. They are one of America's largest homebuilders, and in Virginia they operate across our service areas, from Fairfax County down through Prince William and into the Fredericksburg region. What makes Lennar different from so many other builders is a simple, powerful idea: instead of offering a long menu of upgrades and upcharges, they wrap most of the features buyers actually want into the base price. That program is called Everything's Included, and it changes the way you should think about comparing builders.

After working with buyers in Lennar communities across Fredericksburg, Stafford, Spotsylvania, Prince William County, and Fairfax County, I want to give you the full picture. This guide covers who Lennar is, what the Everything's Included program really includes, the communities worth knowing about in our region, and the insider tips that will help you navigate a Lennar sales center with confidence.

Who Is Lennar?

Lennar was founded in 1954 in Miami, Florida, and has grown into one of the largest homebuilders in the United States. The company builds under its own name in most markets and is known nationally for a straightforward, technology-forward approach to new construction. In Virginia, the VA/DC Metro division serves buyers from the Northern Virginia suburbs south through the Fredericksburg area and beyond.

Where many production builders ask you to sit in a design center and choose from dozens of upgrades, Lennar flipped the model. Their Everything's Included program makes the most-desired features standard at no extra cost, rather than treating them as expensive add-ons. Lennar markets this as roughly $30,000 or more of included value. For buyers who want a beautiful, smart, move-in-ready home without the stress and cost of a big selection list, that is an appealing proposition.

What Does Everything's Included Actually Include?

The exact features vary from community to community and are always confirmed in your purchase agreement, but the core of the Everything's Included package is remarkably consistent. Here is what buyers can typically expect in the base price across Lennar's Virginia communities.

Stainless Steel Appliances

A full stainless steel appliance package, including the refrigerator, comes standard. Many builders leave the refrigerator off the base price, so this is real added value.

Granite or Quartz Countertops

Stone countertops in the kitchen and bathrooms are included by default, so you are not paying an upgrade fee just to get away from laminate.

Modern Cabinetry & Hard-Surface Flooring

Modern cabinetry plus hard-surface flooring, typically luxury vinyl plank or tile, across the main living areas instead of builder-grade carpet everywhere.

Energy-Efficient Systems

Low-E windows, LED lighting, quality insulation, and energy-efficient appliances are standard, helping keep utility costs down over the life of the home.

The Smart Home Advantage

Smart home technology is where Lennar really separates itself from most other builders in our region. Lennar builds what it calls Wi-Fi CERTIFIED home designs, with a whole-home mesh system and a suite of connected devices included in the base price. This is a genuinely rare inclusion, and for buyers who value convenience and security it is worth a great deal.

Included Smart Home Devices (Typical)

  • → eero mesh Wi-Fi system for strong, whole-home internet coverage.
  • → Ring video doorbell and Ring Alarm security kit with base station, keypad, and sensors.
  • → Smart Wi-Fi thermostat for comfort and energy savings.
  • → Smart lock and smart garage control so you can manage entry from your phone.
  • → Flo by Moen smart water shutoff and leak detector to help catch plumbing issues early.

Amazon Alexa voice control ties many of these devices together, and the whole package is controlled from the homebuilder's app. The exact devices can vary by community, so always confirm the included list in writing before you sign.

Lennar Communities in Our Service Areas

Lennar's VA/DC Metro division has a footprint across the region, and inventory shifts as new phases open and homes sell. These are the communities and areas worth knowing about, organized by the service areas I cover. Always check Lennar's live site for current availability and pricing.

Fredericksburg & Stafford

Virginia Heritage: Fredericksburg, VA. A 55+ active adult community designed for empty nesters who want single-level living, low-maintenance exteriors, and a rich amenity package with clubs and activities. Lennar's active adult product is one of the most established in the region, and it is an excellent option for buyers in our 55+ market who want a modern, smart home without the upkeep.

Rappahannock Landing: Townhomes near Old Town Fredericksburg and Stafford, VA. A community of smart new townhomes close to the Rappahannock River, downtown Fredericksburg, and major commuter routes. This is a great option for buyers who want the convenience of a lock-and-leave townhome with Lennar's Everything's Included finishes and smart home technology built in.

Prince William County

Ashberry and Hoadly Falls: Manassas, VA. Single-family and townhome communities in the Manassas area of Prince William County. These communities offer Lennar's standard Everything's Included homes with easy access to the Prince William Parkway, I-66, and the region's employment centers.

Prince William County remains one of the fastest-growing new construction markets in Virginia, and Lennar continues to open new phases across the county. Checking their live inventory for the area is the best way to see what is currently available.

Fairfax County

MetroWest Square and The Enclave at Fair Lakes: Fairfax, VA. Communities in the heart of Fairfax County with access to Metro, major employers, and top-ranked schools. These are among Lennar's most convenient locations for buyers who want a new construction home close to everything.

Reflections at Stonehouse: Lorton, VA. Single-family homes in a well-established Fairfax County community, with starting prices around the high $400,000s to $500,000s depending on the phase and floor plan. Fairfax County new construction tends to carry a premium, and Lennar's Everything's Included model can look especially attractive here because so much value is built into the base price.

Fairfax County communities typically start in the high $300,000s to $500,000s depending on the neighborhood and product type, with significant variation by location and floor plan.

What Buyers Should Know Before Touring a Lennar Community

After working with buyers across multiple Lennar communities in our region, here are the insider tips that will help you get the most out of your visit and make the best decision.

1

Register your buyer's agent on your first visit.

This advice applies to every builder, but it is especially important with Lennar. Their sales representatives register every visitor who walks through the door, and if you sign in without an agent, you generally cannot add one later and still receive buyer representation. Bring your buyer's agent with you from the very first tour. It costs you nothing, and it ensures someone is working exclusively for your interests throughout pricing, inspections, and closing.

2

Understand exactly what is and is not included in your community.

Everything's Included is generous, but the specifics vary by community and floor plan. Ask for a written list of the standard inclusions for the exact home you are considering, and confirm which smart devices and finishes come with that plan. Some things, like premium lot positions, upgraded exterior options, and certain structural choices, may still carry additional costs. Knowing the details keeps your final budget honest.

3

Budget for a third-party inspection, especially pre-drywall.

Lennar builds at a strong pace across a huge number of communities, and like any production builder, things can get missed. I strongly recommend a three-phase inspection: a pre-drywall inspection before the insulation goes in, a final walk-through inspection before closing, and an 11-month warranty inspection before your one-year coverage expires. The pre-drywall stage lets you see the plumbing, electrical, and framing before they are covered up for good.

4

Ask about current incentives and quick move-in homes.

Lennar regularly offers incentives to move inventory, especially on homes nearing completion. These can include closing cost assistance, rate buydowns, or discounts on specific quick move-in homes. In today's market, with builder incentives making a strong comeback across Virginia, asking about current promotions can save you thousands. Your buyer's agent will know what to ask and what a reasonable package looks like for the community you are considering.

5

Compare the all-in cost, not just the base price.

Lennar's base prices look higher than some entry-level builders because so much is included, but the real comparison is the all-in number with comparable finishes. A Lennar home with Everything's Included may cost less to get to your dream finishes than a Ryan or D.R. Horton home once you add their design center upgrades. Make sure you are comparing apples to apples across builders, including lot premiums and HOA fees.

The Honest Word on Lennar

Let me address the quality question directly, because it is the one I hear most often from buyers considering Lennar. As one of the largest homebuilders in the country, Lennar has a wide range of homeowner experiences. You will meet owners who love that their smart home was ready from day one and that they did not have to haggle over a long list of upgrades. You will also hear from owners who wish the post-closing warranty response had been faster or the workmanship details a little tighter.

Here is my honest take. Lennar delivers excellent value for the price, and the Everything's Included model is genuinely buyer-friendly, especially for first-time buyers and move-up families who do not want to navigate a stressful design center. The included smart home package is a real differentiator that few competitors match. At the same time, because the selection is limited, you have less ability to customize the home to your exact taste, and as with any volume builder, an independent inspection is non-negotiable. For buyers who value simplicity, included technology, and strong value, Lennar is an outstanding choice.

"Lennar's Everything's Included model changes the whole conversation for buyers. Instead of nickel-and-diming every upgrade, you get a smart, move-in-ready home with the features you actually want built into the price. For the right buyer, that simplicity is worth a lot."
