Builder Spotlight: Hour Homes in Virginia

From acreage homesites in western Stafford to quick move-in plans like the Lee model, Hour Homes has been building in Stafford and Spotsylvania since 1988. Here is what Virginia buyers should know before touring one of their communities.

A newly completed craftsman-style home on a wide grassy homesite in Stafford County, Virginia, with a long driveway and mature trees in the distance

Hour Homes is a Stafford County builder that has been putting up new homes across Stafford and Spotsylvania since 1988, and for buyers who want acreage, one-level living, or a quick move-in home with room to spread out, it is one of the most active local names in the Fredericksburg region. The company describes itself on its own website as Stafford County and Spotsylvania's #1 home builder, a claim backed by more than 50 communities delivered over three decades and a lineup of currently selling neighborhoods from Christy Reserve to Tacketts Reserve. This guide covers who Hour Homes is, the floor plans worth knowing, the communities they are selling right now, and the insider tips that will help you walk into their sales centers informed.

I have toured Hour Homes communities with buyers across western Stafford, and their acreage homesites and quick move-in inventory keep coming up in conversations again and again. Below I give you the full picture, including the plans, the price context the builder currently publishes, and the questions to ask before you sign. Availability and pricing move fast, so everything here should be confirmed directly with the builder, or with me, before you make plans.

Who Is Hour Homes?

Hour Homes, Inc. is a family-rooted, privately owned homebuilder based in Stafford, Virginia, and it also does business under the Brookstone Homes name. The company has been building in the Fredericksburg region since 1988, which puts nearly four decades of local experience behind its communities. Its about page notes 54 communities built over that time, and while not all of those neighborhoods are still selling, the ones that are active today span a useful range of products: traditional two-story single-family homes, one-level plans, and townhomes.

For buyers, the reason Hour Homes keeps coming up is location and lot size. A big share of their current communities sit in western Stafford County, where homesites run larger and the pace of life is noticeably quieter than along the Route 1 and I-95 corridor. If your priority is space, privacy, and a builder whose team you can reach by phone, Hour Homes is a genuinely different option from the big national production builders, even though it builds at similar volume-oriented price points.

You can reach Hour Homes at (540) 659-9945 or at hourhomesinc.com, with its office in Stafford, VA 22554. As with every builder, I recommend you verify what is currently available before visiting, because phases sell through quickly and the company often has only a handful of lots left in its most popular communities.

What Hour Homes Builds: The Floor Plans

Hour Homes currently offers around 20 floor plans, ranging from one-level ranch-style homes to large two-story family plans. These are the models buyers in our area ask about most often, with sizes taken from the builder's published plan library:

Model Levels Size (Published) Bed / Bath
Hawthorn Lux Two story 2,825 sq ft 4 / 2.5, 2-car garage
Hawthorn Deluxe Two story 3,018 sq ft 4 / 2.5, 3-car garage
Oakmont Ext One level 2,442 sq ft 4 / 2
Oakmont Deluxe One level 2,730 sq ft One-level ranch style
Sullivan Two story 3,390 sq ft 4 / 3.5
Lee and Lee Ext Two story 3,820 to 4,050 sq ft 4 / 3.5

Floor plan sizes and room counts as published on the Hour Homes plan library. A buyer's agent or the builder's sales team can confirm the exact footprint, finishes, and structural options for the specific plan you are considering.

Beyond the models above, the plan library also includes the Belmont III, Newport II, the Ivy, Westwood, Floridian, and Bowman, among others. The one-level Oakmont plans are a standout for buyers planning to age in place, while the Lee model, which I cover below, is the flagship acreage plan and the one tied to a quick move-in home Barbara is currently offering in Stafford.

Where Hour Homes Builds in Our Region

Hour Homes is one of the most active local builders in Stafford County, and NewHomeSource lists eight Hour Homes communities in the Stafford area. These are the communities currently selling or most discussed among my buyers, with the price context the builder publishes today. Availability changes quickly, so treat every price as a starting point and verify directly with the sales team.

Stafford County

Christy Reserve: Western Stafford, off Poplar Road. Single-family homes with builder pricing from the low $800s as published today. This is Hour Homes' flagship single-family community, and the decorated model home is open for touring at 211 Chriswood Ln, Stafford, VA 22556. Homesites here tend to be generous, which is what draws buyers out past the subdivisions closer to town.

Tacketts Reserve: Stafford, with builder pricing from the low $700s as published today. The sales office and model are at 131 Dolittle Farm Rd, Stafford, VA 22556 (540-752-2200). The community plans include the Hawthorn Lux, Hawthorn Lux II, Hawthorn Deluxe, Oakmont Ext, Oakmont Deluxe, Westwood, Lee, and Floridian, with the Hawthorn Lux II offered with a standard 4-car garage.

Chesapeake Ridge: Stafford, with builder pricing from the low $600s as published today. A more attainable entry point into the Hour Homes lineup, often popular with first-time and trade-up buyers in the county.

Kinsley Estates: Stafford townhomes. The model is at 348 Evermore Ln, Stafford, VA 22554, generally open Saturdays 11 AM to 5 PM and Sundays 12 to 5 PM. A good option if you want new construction with less exterior upkeep.

Ruby Meadows: Stafford, with builder pricing from the low $800s as published today. The builder is currently advertising this community as down to its last three lots, which is a clear signal that if you want one of them, timing matters.

Other Communities in the Pipeline

Hour Homes is also associated with additional communities including Mountain View Meadows, Marceron Woods, Dolittle Farm, and Sullivan Reserve across Stafford and nearby areas. Dolittle Farm is where the Tacketts Reserve sales office is located, so a single visit can cover two conversations. As always, ask the sales team what is actively selling today, because new phases open and older ones sell out on a rolling basis.

A note on pricing: the numbers above are the "from" figures Hour Homes publishes on its own site as of this writing. Base price is only part of the story. Lot premiums, structural options, and design center selections can move the final cost meaningfully, especially on larger homesites, so work with your buyer's agent to compare true all-in numbers.

The Lee Model and Quick Move-In Homes

Quick move-in is where Hour Homes shines in our current market. A quick move-in home is a spec home the builder has already started or finished, so you can often move in within weeks instead of waiting the typical 6 to 12 months for a ground-up build. For buyers on a deadline, that can be the difference between renting another year and closing this winter.

The Lee model is the acreage plan Barbara Jennings is currently offering as a quick move-in in Stafford County, with a video tour from Barbara embedded below. Timing and availability change as homes sell, so reach out to Barbara at (540) 840-1133 to confirm what is currently available and to schedule a tour. I wrote a separate deep dive on the broader quick move-in, 3-acre Stafford market, which you can read in the article on quick move-in new construction on 3 acres in Stafford, VA.

Tips for Touring an Hour Homes Community

After working with buyers across Hour Homes' Stafford communities, here are the tips that will help you get the most out of your visit.

1

Register your buyer's agent on the very first visit.

This is the rule for every builder, and it is just as important here. If you sign the visitor log at the sales center without an agent, most builders will not let you add buyer representation later. Bring your agent from the start, and you will have someone working exclusively for you through pricing, selections, and closing at no extra cost to you.

2

Ask which phase is selling and how many lots remain.

Communities like Ruby Meadows are down to their final lots. When a phase is nearly sold out, the remaining lots often carry premiums or limited options, so know exactly what is left before you fall in love with a floor plan that may only be available in another community.

3

Verify finished square footage and lot size on the exact homesite.

Published plan sizes are a starting point. Walk the model, confirm the finished square footage on the specific plan and elevation you want, and check the actual lot dimensions. On acreage sites, also confirm whether the home will use public water and sewer or a well and septic system, because that affects cost and your timeline.

4

Get a written list of what the base price includes.

From-figures are just the entry point. Ask for a written breakdown of what is standard versus optional, including site work, landscaping, and any community association fees, so the number you compare is a true all-in price.

5

Budget for an independent inspection program.

I recommend a pre-drywall inspection before the insulation goes in, a final walk-through inspection before closing, and a warranty inspection before your one-year coverage runs out. This matters with every builder, and it is especially important on larger, more customized acreage homes.

6

Check quick move-in inventory before committing to a ground-up build.

If your timeline is short, ask what spec homes are underway. The Lee model Barbara is offering is a great example: a finished or near-finished acreage home you can often move into within weeks, and the builder may pair it with incentives to move inventory.

The Honest Word on Hour Homes

Let me give you a straight answer to the question I hear most from buyers considering Hour Homes: is a local Stafford builder the right call versus a national builder like Ryan Homes, Lennar, or D.R. Horton? It depends on what you value. The national builders shine when you want the widest selection of floor plans, standardized pricing, and a recognizable warranty program across many communities. Hour Homes shines when you want larger homesites, one-level plan options, quick move-in acreage inventory, and a builder whose office and sales team are a short drive away in the county where you plan to live.

My honest take is this. Hour Homes is a legitimate, long-established local builder with real community presence and a plan library deep enough to cover most buyers. The current sweet spot is western Stafford, where their acreage communities offer space you simply will not find closer to I-95. The main cautions are the usual ones: confirm what is actually selling, read the entire contract, verify the all-in price, and never skip the inspections, no matter how much you like the builder.

"With Hour Homes, the pitch most often writes itself: a quiet acreage homesite in western Stafford, a one-level or two-story floor plan that fits your family, and a builder who has been putting up homes in these same counties since 1988. If space is what you are after, it is worth the drive out past the townhome communities."
